Supermarket car park with yellow-lined bays after pressure washing
What we do

Large areas, cleaned thoroughly, in the shortest closure we can manage

Car park cleaning is the periodic deep clean of parking areas, service yards, walkways and steps, lifting the oil, gum, rubber and organic growth that build up between resurfacings. Councils and local businesses are our biggest customers for it, followed by schools, retail sites and the managing agents of housing blocks.

We use high-flow industrial petrol machines twinned with Mosmatic rotary surface cleaners, rather than a domestic pressure washer and a hand lance. That means we can clean large areas quickly and thoroughly, with less downtime and disruption for your customers and your site.

Sites

Car parks and hard standing we clean

Council car parks

Public pay-and-display, multi-storey, civic and town centre parking, cleaned to a schedule agreed in advance.

Retail car parks

Customer parking, trolley bays and entrance aprons, phased so the site keeps trading throughout.

Office and business park car parks

Staff and visitor parking, ramps and pedestrian routes, usually cleaned early or at a weekend.

Housing block and estate parking

Resident parking, bin and bike areas and estate footpaths for managing agents and housing associations.

School and academy sites

Staff car parks, drop-off zones and the hard standing between buildings, done in the holidays where possible.

Steps, walkways and pedestrian areas

The edges nobody quotes for: steps, ramps, kerb lines and the walkways joining it all together.

The difficult marks

Oil, gum and tyre rubber

Cold water and pressure will take off dirt, algae and general grime. Oil, diesel, chewing gum and tyre rubber need heat, which is where our Mazzoni boilers come in: steam at up to 120°C softens the deposit so it releases, rather than driving it further into the surface.

Gum is a job in its own right on a busy site. Entrances, ticket machines, bay ends and pedestrian routes collect it, and it is what people notice underfoot long before they notice the general state of the tarmac.

Schools and play areas

Playground cleaning

Playground cleaning is the other half of this page, and for a school it is usually the more urgent half. Moss and algae on tarmac and paved play areas make a surface slippery well before it looks dirty, and taking the growth off with a biocide and a proper clean gives the surface back the grip it is meant to have.

We work to the school calendar rather than ours: holidays, inset days, or outside teaching hours where the area can be closed off. COSHH information and RAMS can be sent to the site office before we arrive, the working area is fenced off from pupils while we are on it, and gum and marks around play equipment are lifted with steam wherever the surface allows.

How it works

From first look to reopened site

1

Look at the site

Area, access, drainage, surface condition and where the water is coming from. The quote is one figure for the whole site.

2

Paperwork before arrival

Risk assessment, method statement and COSHH information can be issued for your file ahead of the visit, not on the day. There is a small admin charge for producing RAMS.

3

Cleaned in sections

A row of bays, a zone or a play area at a time, coned off and handed back as we go, so the site keeps working around us.

4

Water from the hydrant if needed

Where there is no supply, our Affinity Water licence lets us draw from a hydrant washout point, so any site can be cleaned.

Car parks and play areas across the county

Harpenden-based and working across Hertfordshire, Bedfordshire and NW London since 2008. Six councils hold us as an approved contractor, from Hertfordshire County Council down to Harpenden and Hertford town councils, with Harrods Aviation making seven organisations in total. CSCS accredited, with £5m public and employers’ liability cover through Hiscox.

FAQs

Car park and playground questions

Can’t see your question here? Give us a call or drop us a message on WhatsApp and we’ll give you a straight answer.

Yes. Playground cleaning is one half of this service: tarmac and paved play areas, hard play surfaces, softpour rubber surfaces, the walkways between buildings and the equipment surrounds. Most school work is done in the holidays or outside teaching hours, with RAMS and COSHH information supplied on request.

No. Car parks are cleaned in sections – a row of bays, a zone or a level at a time – coned off and handed back as we go, so the site carries on working. We agree the phasing with you before the visit rather than deciding it on the day.

Holidays are when most school work gets done, and inset days and half terms suit smaller areas. Tell us the dates the site is empty and we will build the visit around them. Booking early matters, because every school in the county wants the same six weeks.

Yes. Gum, oil, diesel and tyre rubber need heat rather than pressure, so they are lifted with steam at up to 120°C from our Mazzoni boilers. Cold water alone spreads oil and flattens gum into the surface instead of releasing it.

As soon as we have finished. The treatments we use are rinsed off before we leave and are safe around children once the surface has been rinsed.

Yes, we can clean play equipment as well as the surfacing – anything except wooden structures, as our machines are too powerful for timber even at their lowest pressure.

Yes. All our staff are enhanced DBS checked. We do not normally work on site while pupils are present, though, because hoses, chemicals and steam bring a risk of slips and trips – most school work is scheduled for the holidays or outside teaching hours.

One figure for the whole site, based on the area, its condition, the access and how the work has to be phased around you. Larger sites and repeat visits are priced differently from a one-off, and RAMS can be supplied with the quote rather than after it.
