Panels cleaned, not stripped

Cladding cleaning is the removal of algae, atmospheric dirt, run-off staining and traffic film from the external panels of a building, using low pressure and the right chemistry rather than force. Herts Pressure Washing has been cleaning commercial elevations across Hertfordshire, Bedfordshire and NW London since 2008.

Coated panels are the easiest surface on a site to ruin. Too much pressure chalks the coating, forces water behind the joints and leaves a building that looks worse a year later than it did before anyone touched it. We work the other way round. The soiling is softened chemically first, then rinsed off at a pressure the panel can take.

Warehouse, industrial and commercial cladding

Most of the cladding we are asked about is on a working building that cannot shut down for a week. These are the ones that come up most.

Warehouse and distribution units

Profiled steel elevations on warehouse and distribution units, cleaned panel by panel so the finish is even across a very long wall.

Industrial and trade units

Working units where the dirt is a mix of weather, traffic film and whatever the estate road throws at the lower panels.

Retail and roadside units

Roadside elevations that carry the brand. These are usually the ones where a customer notices the state of the building before anything else.

Office elevations and entrances

Panelled office frontages, entrance surrounds and the glazing bars and reveals around them, cleaned without flooding the seals.

Canopies, fascias and signage panels

Canopy soffits, fascia panels and signage trays, where green growth shows first and shows worst against a light colour.

The ground underneath

The apron, footway or service yard below the elevation, cleaned on the same visit so the building does not end up half done.

Method

Low pressure, and the chemistry doing the work

The method is the same one we use on render and painted walls. A cleaning solution is applied at low pressure, left to soften the growth and the film on the surface, then rinsed off. Pressure is used to move dirt that has already been released, never to scour a coating.

Our jetting units are petrol-engined commercial machines, so nothing runs off your supply and a long elevation does not mean a hundred metres of extension lead. Where there is oil, rubber or paint on the lower panels or the loading dock, we switch to steam from our Mazzoni boilers at up to 120°C, which lifts it without solvent flooding the surface.

What we can reach, and what needs access equipment

We are straight about height. Elevations we can reach safely from the ground, with lances and poles, are a normal day’s work and priced as one. Anything above that needs access equipment, and that is a conversation before the quote rather than a surprise on the day.

Send photographs of the building and tell us roughly how high the panels go. If the job needs access platforms, we can arrange them and build them into your quote – we are IPAF-certified and work closely with an access hire firm in Harpenden.

The parts that hold most jobs up

Water is the usual problem on an industrial estate. We hold an Affinity Water licence to draw from hydrant washout points, so a unit with no usable outside tap is not a reason to postpone the clean.

COSHH information and RAMS are available on request for every job. We are CSCS accredited and insured with Hiscox for £5m of public and employers’ liability. Seven councils and organisations list us as an approved and trusted contractor.

A Hertfordshire contractor, not a national call centre

Herts Pressure Washing has been trading since 2008 and is a local family business, with the owner on site for every job. There are no franchises and no subcontractors, so the person who quoted for your building is there when it is cleaned. We work across Hertfordshire, Bedfordshire and NW London from a base in Harpenden.

Not the way we do it. Coated panels are cleaned with a solution applied at low pressure and rinsed off once the growth has released. High-pressure jetting on cladding chalks the coating and drives water behind the joints, which is why we do not use it on panels.

Warehouse and distribution units, industrial and trade units, roadside retail units, office frontages, canopies, fascias and signage panels. If the panels are on a working building that cannot shut down, that is the normal job rather than the exception.

No. We clean vertical elevations only. Roof cleaning and gutter cleaning are not services we offer, on cladding or on anything else, so if the roof sheets are the problem you need a different contractor.

We work from the ground with lances and poles, and we are IPAF-certified. For taller elevations we arrange access platforms through a Harpenden access hire firm we work with closely, and build the cost into your quote.

Yes, by prior agreement. We normally work Monday to Friday, 09:00 to 17:00, but evening and weekend work can be arranged on commercial sites. Tell us the window that suits the site and we will quote to it.

It depends on the elevation. North-facing panels, anything shaded by trees and anything near a busy road go green or grey noticeably faster than a south-facing wall on an open site. Most buildings get cleaned when the difference has become obvious from the road.

By the job, not by the square metre. The size of the elevation, its height, the state of the panels, the access and the water supply all change what it takes. Send photographs of the building on WhatsApp and we will come back with a price.
